Now that we see just how fast we drive in the neighborhood, let's learn to check the speedometer as we leave and enter, and drive within the speed limit. Tell vendors, visiting family and friends to do same. You might just spare a child's life.


Community Governance Updates

Compliance with SG Convenant Architecture Review Provisions

The architectural review function has been formally transfered to the Sumner Grove Community (see Board Meeting Minutes below). As such, residents are urged to review the S.G. Conenant and comply with architectural reveiw guidelines. If you have construction that was completed prior to June 26, 2006 and that has not be approved, please download the ARC application form and submit an application to the Architectural Review committee for review and approval retroactively.     Please download and submit an application form for exterior modifications to your home or yard. The HOA and architectural review commutiy are not eager to police the creative expression of fellow residents. However, this simple process, wherein virtually every application has been approved without modification, aims to assure that a neighbor's deck doesn't ruin your view or property value, and assures the same in the event someone wants to paint a house pink. • 1st HOA Board Meeting Held June 26, 2006.

    The first formal meeting of the new HOA Board was be held Monday June 26, 2006 at the Capitol College Auditorium, Board meeting are not the same as Community Meetings, such as have been held in the past. Formal decisions regarding things like association fees and the letting of contracts are addressed in HOA Board meetings. Concerns have been raised that we continue to hold periodc community meetings. If you share this concern, talk up the issue with neighbors and let someone on the HOA board know of your interest. Status on other HOA Business:

    Maredeth has been contracted to professionally manage the Community. See Maredeth Management LLC. A bank account has been set up and a financial accessment will soon be completed. A figure for a new Association fees rate has tentatively been set.

    Susan Rappaport has been retained as legal counsel to the Sumner Grove HOA. A meeting with her has been schedule for latter in June to sure up questions about the status of the Associations articles of incorporation and to secure several important documents that Magruder has yet to turn over.

    A landscaping company has temporarily been selected to get the jungle under control. A long term contract has yet to be sign,

If your house borders on wooded space, don't neglect to clear your gutters and walk-up drain of leaves to prevent gutter danage cause by ice, or basement flooding. Drains in basement window wells alsom ay have been covered by leaves, an potentially cause flooding in heavy rains. Finally, Phase III folk, if you haven't changed your furnace filter, you're "way" due. Drywall sanding and dust from construction will, in the dry winter months of your home's first year, require more frequent filter changes:

Keep walk-up drain clear of debris to lower risk of basement flooding

Keep gutters clear of leaves to avoid damage due to ice build-up

Clear furnace filters help prevent Winter illnesses due to airborne molds and bacteria.
